As one of the Top 10 Mortgage Brokers in Australia in 2025, we know how to pair our clients with their best match, and we understand how location changes your options.
Western Sydney is where Sydney's first home buyers are landing. Of the 82,174 first home buyers helped by NSW stamp duty concessions since July 2023, more than 30,000 bought in the west, and nine of the state's ten busiest suburbs for concessions were western, led by Liverpool, Westmead, Campbelltown and Parramatta. With our experience working throughout Greater Western Sydney, we know the challenges and opportunities you will meet through the home loan process.
Whether you need a mortgage broker in Parramatta, Penrith, Blacktown, Liverpool or Campbelltown, our brokers work across the whole region, in person, on video, or by phone. Lender appetite changes from the apartment towers of Parramatta and Westmead to the new estates of Leppington, Gregory Hills and Mount Annan, and from the Hills suburbs of Norwest, Bella Vista and Rouse Hill to the established streets of Fairfield, Cabramatta and St Marys. We match the lender to the suburb, the property type and the price, not just to your income.

Western Sydney by the Numbers
The figures behind the west's growth, each from the government source that published it.
First home buyers in Western Sydney helped by NSW stamp duty concessions since July 2023, out of 82,174 across the state. Nine of the ten busiest suburbs were in the west.
Source: NSW Government, January 2026First home buyer purchases in the Parramatta council area since July 2023, the most of any Sydney council. Blacktown was second with 5,024.
Source: NSW Government, January 2026New homes the NSW Government wants built across nine Western Sydney councils by 2029, out of 377,000 statewide. Blacktown's target alone is 21,400, Parramatta's 19,500 and Liverpool's 16,700.

Western Sydney is the part of Sydney where a first home buyer's deposit, the NSW stamp duty concessions and the 5% Deposit Scheme cap still line up with real prices. Many homes across Blacktown, Penrith, Liverpool and Campbelltown sit under the $1 million concession ceiling and the $1.5 million scheme cap. Buying here still has its own challenges, and this is where local knowledge earns its keep.
Refinancing
Digital Finance Analytics' 2026 data puts Liverpool, Campbelltown and Mount Druitt among the NSW postcodes with the most households in mortgage stress. If your repayments have outgrown your budget, a rate review against 30+ lenders is the first move.
Borrowing Capacity
Higher repayments and tighter serviceability tests limit what lenders will offer. We assess your position the way a lender's credit team does, so you know your real ceiling before you inspect a single property.
Flood-Prone Land
Parts of the Hawkesbury-Nepean Valley sit on a floodplain the NSW SES describes as a bathtub with five taps and one plughole. Lenders and insurers treat these addresses differently, so we check flood exposure before you commit.
Grants and Concessions
The NSW stamp duty concessions have been especially valuable in Liverpool, Campbelltown and Parramatta. Add the $10,000 First Home Owner Grant on new homes and the 5% Deposit Scheme, with no income caps or place limits since 1 October 2025, and we make sure you claim every one you qualify for.

Andrew made the entire process feel seamless. He is incredibly organised, professional and knowledgeable, explains everything in simple terms, and is always happy to answer questions. Frequently Asked Questions
Which Western Sydney suburbs do you cover?
AFMS Group offers mortgage broking across Western Sydney, from Parramatta to Penrith and Campbelltown to Rouse Hill. That includes Blacktown, Liverpool, Norwest, Bella Vista, Glenwood, Westmead, Lidcombe, Fairfield, Cabramatta, St Marys, Glenmore Park, Narellan, Gregory Hills, Leppington and Mount Annan.
How much does a mortgage broker cost in Western Sydney?
Nothing. AFMS Group's consultations and broking service are free of charge to you. We are paid a commission by the lender when your loan settles, and we disclose it to you before you sign anything.
How can I figure out how much I need to buy a house?
The amount you need depends on the property, the location and your eligibility for government schemes. Most lenders ask for a 20% deposit, which also avoids Lenders' Mortgage Insurance (LMI). Eligible first home buyers can get in with as little as 5% under the Australian Government's 5% Deposit Scheme. For an estimate, read our guide to how much you need to buy a house, or use the quick check further up this page.
Which grants are available to me?
Before securing a loan, check your eligibility for government support. As of 2026, NSW offers two schemes for first home buyers: the First Home Owner Grant ($10,000 on new or substantially renovated homes) and the First Home Buyers Assistance Scheme (no stamp duty up to $800,000 and a reduced rate up to $1 million). Federally, the 5% Deposit Scheme (no income caps or place limits since 1 October 2025) and the First Home Super Saver Scheme can help too. Our first home buyer page has a quick eligibility checker, or ask us on the call.
What documents do I need when applying for a home loan?
Most applications need five things: proof of identity (a passport, driver's licence, birth certificate or citizenship certificate); income evidence (payslips, tax returns, employment contracts or Centrelink statements); savings and asset information (bank, superannuation and investment statements, property deeds or vehicle registrations); a debt and liability summary (credit card, personal loan and home loan statements); and, where they apply, extras such as visa documents, family trust information, guarantor documents or proof of residency. See our full list of documents needed for home loan pre-approval.
How long does the entire home loan process usually take?
It depends on the lender, the property and whether you are buying your first home. Once your documents are in, a pre-approval often comes back within a few business days, and formal approval follows once the lender has valued the property. At AFMS Group we keep the process moving, guiding you through each step in plain English so nothing sits in a queue longer than it needs to.
Why should I use a mortgage broker instead of going to a bank?
There are benefits to both, though in many cases a broker will help you save money and make better-informed decisions about your home loan. Accredited brokers work under an Australian Credit Licence, follow a code of ethics and complete ongoing compliance training, and since 2021 a broker must act in your best interests by law. A bank does not owe you that duty.
| Mortgage broker | Bank | |
|---|---|---|
| Loan options | Compares loans from multiple bank, non-bank and specialist lenders | Only its own loan products |
| How they are paid | Commission paid by the lender, disclosed to you | Salary |
| Best Interests Duty applies? | Yes | No |
| Sales targets | Low | High |
| Service continuity | Usually the same broker from first call to settlement | Changes depending on staff availability |
